We'll come measure your existing structure and walk through the space to get a true feel for how it works. We also work within the tricky constraints of existing structures to deliver on your wishlist, while making it look intentional and helping you stay within budget, as we recognize that renovation budgets are rarely endless.

We specialize in a wide spectrum of home renovation projects, catering to all scales and needs. However, our true expertise lies in large-scale renovations and/or additions, where we bring our passion and precision to create stunning transformations, including layout optimizations and the realization of open-concept living spaces.
In addition to using our comprehensive design questionnaire at the start of the project, our Home Designer(s) will also visit your existing house and property to get a true feel for the space, existing floor plan, and learn more about how you currently use the space and intend to use the space in the future. Measurements are taken and we then get to work in configuring different layout options in order to incorporate your wishlist while also adding aesthetic flair and flow optimization.
We offer a complimentary meet and greet with one of our Home Designers. We’ll invite you into our office (or a phone call if better suited) to go over your existing home, review pictures, discuss your ideas and what needs to be achieved, and provide initial insight and ideas. During this time we will also tell you more about ourselves and explain our cost structure, process, and timeline specifics. Ultimately we want to make sure we are the right fit for your design needs and that you are confident in working with us.
We use a basic cost per square foot pricing model, which will vary based on the scope of the renovation. Once we understand your project, we will provide clear and transparent pricing to help budget for your renovation building plans.
The time required to design and produce home renovation building plans depends on a number of factors, including the complexity and size of the project, how fast you move through modification and approvals, and more. A typical renovation design can take 1 to 4 months.
Our ultimate goal is for you to be happy with the renovation plans. At the start, we use our comprehensive design questionnaire, ensuring the initial design aligns closely with your vision and needs. You'll have input opportunities after the preliminary floor plans and again after the exterior design (if applicable). We welcome your careful thought and requests at each stage so that we can finalize the plans and move into creating the construction drawings. Should unexpected changes arise on your end impacting the design, we can reconfigure the project scope and pricing to accommodate your evolving needs or wishes.
The ultimate goal with a renovation is to make sure it looks and feels intentional. The renovation should flow with the rest of the house and improve the design and function.
As Registered Building Designers, we also understand different eras of building methods that affect how a renovation can be completed. For example, a 1980’s house will likely have roof trusses whereas a 1950’s house is hand-framed, which has different implications on what we can do and how we do it.
Typically the older the home, the more constraints exist. This does not mean designs and changes can’t be done to get what you want, it just requires more experience and creativity on behalf of the Designer.
Yes, but there are several additional things to consider such as your jurisdiction, size of your existing home, anticipated size of the renovation or updates, and building location on the property. It often takes working closely with local planning authorities, Agricultural Land Commission (ALC), and land-use planning consultants. We will use our knowledge and expertise to help you navigate the potential frustrations of conflicting zoning interpretations and constantly changing regulations.
Yes, we are impartial to builders and other contractors and have worked with many local professionals over the years who highly praise our residential and commercial design work. If you have already hired a contractor, we can work closely with them during the design phase.

This is an often asked question of clients seeking our design services and something to seriously consider if your renovation will be extensive. Renovating can often be more cost-effective and suitable for preserving your home’s existing structure and character. On the other hand, rebuilding allows for a completely fresh start, addressing potential structural issues or providing modern amenities.
